What are your business hours?
Available from Monday to Friday, 9:00 AM - 5:00 PM.

Can you hold a place before I apply?
We can hold an apartment with a $100 holding deposit, which will be applied to the total security deposit.

How old do you have to be to apply?
You must be at least 18 years old to apply for a property.

You have a property I want to rent. How do I apply?
The easiest way to apply is by clicking on the home you are interested in on the Availability Page and then selecting the “Apply Online” button.

Is the deposit refundable?
The security deposit is refundable depending on the move-out inspection at the end of the lease.

How do I pay my rent?
Log into your online portal to pay your rent. If you are not yet registered, please create an account here!

How do I submit a maintenance request?
Please submit a maintenance request through the tenant portal.
- From the Home or Maintenance tab, click Request Maintenance.
- Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.

Do I pay the first month’s rent and last month’s rent with my security deposit?
We ask for the first month's rent with a signed lease if you move in between the 1st and 18th of the month. After the 18th, we ask for the current month's prorated rent and the following full month's rent. The security deposit is due immediately upon application acceptance. Both payments must be made using certified funds (i.e., cashier's check or money orders).

I want to get a pet. What do I do?
Contact the office to confirm whether your rental is a “pet-friendly property” (meaning the owner allows pets). If your rental is pet-friendly, you will need to submit a pet application along with a picture of the pet, current vet records, and applicable fees.

I want to move out, but my roommate wants to stay. What do I do?
There are various scenarios where this can occur, so it is best to call your property manager and explain your situation so they can best advise you.

My lease expiration is coming up, and I want to move out. What do I do?
California residents are required to provide at least 60 days' written (or email) notice of the date on which they intend to vacate. These notices may also be submitted through your Resident Portal. The office will send you a move-out checklist.
On the last day of your lease, please ensure all keys are returned to the office, and all garage door openers (if applicable) are left in the kitchen. The move-out inspection will be conducted within 72 hours. Your security deposit disposition will be processed within 21 days of your lease end date.

Who is responsible for paying for repairs & maintenance requests?
Normal issues with any of the home’s systems (HVAC, plumbing, electrical, roofing, etc.) are the owner's responsibility. However, if a repair or maintenance request is determined by our vendors to be caused by tenant negligence or misuse, the tenant will be responsible for the cost of the repair.
